NOTICE IS HEREBY GIVEN that the Planning Commission of the City of Chesterfield will hold a Public Hearing on Wednesday, November 13, 2019 at 7:00 pm, in the Council Chambers at the City Hall, 690 Chesterfield Parkway West, Chesterfield, Missouri 63017.

Said Hearing will be as follows:

P.Z. 09-2019 18301 & 18357 Chesterfield Airport Rd. (Gumbo Real Estate, LLC): A petition for a zoning map amendment from an M3-Industrial District to a PC-Planned Commercial District for two contiguous properties, 13.3 acres and 2.6 acres, respectively, located west of the intersection of Spirit of Saint Louis Boulevard and Chesterfield Airport Road.

PROPERTY DESCRIPTION

Part of Lots 1, 2, and 3 of the Nicholas Mueller Estate and also part of Lot 3 of the subdivision of Lots 1 and 2 of the Nicholas Mueller Estate, US Survey 371, Township 45 North, Range 3 East of the Fifth Principal Meridian, City of Chesterfield, St. Louis County, Missouri; and being more particularly described as follows:

Commencing at the southwest corner of Lot 3 of the Nicholas Mueller Estate, a subdivision according to Plat Book 2, page 25 of the St. Louis County Records; thence, along the south line of said Lot 3, north 77 degrees 35 minutes 54 seconds east, a distance of 1467.34 feet to the point of beginning of the herein described tract of land; thence, departing said south line of Lot 3, north 12 degrees 22 minutes 06 seconds west, a distance of 272.82 feet to a point on the south right of way line of Interstate 64; thence, along said south right of way line, south 84 degrees 14 minutes 27 seconds east, a distance of 806.91 feet to a point on the west right of way line of Spirit of St. Louis Boulevard; thence, departing aforementioned south right of way line, along said west right of way line, south 00 degrees 21 minutes 22 seconds east, a distance of 21.80 feet to a point; thence, departing said west right of way line, south 77 degrees 35 minutes 54 seconds west, a distance of 762.32 feet back to the point of beginning and this tract of land containing 2.59 acres, more or less.

And, a tract of land being part of Lots 5 & 6 of the subdivision of R.H. Stevens Farm, a subdivision being part of US Surveys 102 & 122, Township 45 North, Range 3 East of the Fifth Principal Meridian, St. Louis County, Missouri; said tract of land being more particularly described as follows:

Commencing at a found stone at the southwest corner of Lot 3 of the Nicholas Mueller Estate, north 77 degrees 35 minutes 54 minutes east, a distance of 897.85 feet to the point of beginning of the herein described tract of land; thence, north 77 degrees 35 minutes 54 seconds east, a distance of 596.98 feet to a point; thence, south 12 degrees 43 minutes 49 seconds east, a distance of 906.29 feet to a point; thence, north 83 degrees 44 minutes 23 seconds west, a distance of 28.59 feet to a point; thence, south 06 degrees 15 minutes 37 seconds west, a distance of 193.66 feet to a point; thence, along a curve to the right having a radius of 3901.54 feet, an arc length of 495.36 feet, a chord direction of north 78 degrees 36 minutes 15 seconds west, and a chord length of 495.03 feet to a point; thence, departing said curve, north 70 degrees 03 minutes 18 seconds west, a distance of 37.52 feet to a point; thence, along a curve to the right having a radius of 3898.47 feet, an arc length of 28.79 feet, a chord direction of north 74 degrees 15 minutes  56 seconds west, and a chord length of 28.79 feet to a point; thence, departing said curve, north 12 degrees 36 minutes 39 seconds west, a distance of 847.21 feet back to the point of beginning and this tract of land containing approximately 580,756 square feet or 13.33 acres, more or less.
