CHESTERFIELD RECEIVES PLANS FOR TOPGOLF PROJECT: Hardee’s Iceplex Site to be Redeveloped

On May 16, the City of Chesterfield’s Planning & Development Services Division received a rezoning request from Topgolf representatives for approximately 22 acres located at 16851 North Outer 40 Road, or what is more commonly known as the Hardee’s Iceplex site, including seven additional acres to the east.  These two areas would be combined under one Planned Commercial (PC) District to allow for the development of a multi-story building containing an interactive driving range, full service-restaurant, bar, game area and meeting space.  The proposed driving range is for 102 hitting bays with each bay accommodating up to six players at a time. 

“We’ve known that Topgolf has been interested in the St. Louis market for quite some time and is exploring potential locations in the region.  They hope to one day become a part of our community and provide residents with another destination for entertainment,” stated Libbey Tucker, Community Services & Economic Development Director for the City of Chesterfield.  “If Topgolf comes to the area, they will create 510 full- and part-time jobs.  Economic output will exceed $264.5 million over a 10-year-period as well.  It’s a terrific project for Chesterfield and for the region,” she said.

The rezoning request for the site is currently under review and is a process which could take up to six months due to the type of proposal.  If approved, the detailed site development plans which include architectural, landscaping, lighting and site layout information will then be submitted.  Construction on the project would start in 2017.
